A tree survey in Abergavenny is required for a planning application near a protected tree, a mortgage lender flagging trees, or an insurance claim involving subsidence.
Monmouthshire Council requires a BS5837 survey when a planning application affects trees within the site boundary or on adjacent land. A Tree Preservation Order legally prevents felling, topping, lopping or wilful damage to a protected tree without written consent from Monmouthshire Council.
A mortgage lender demands a tree survey when a valuer flags trees within influencing distance of the property foundations. Without the report, the lender withholds mortgage funds until the risk is assessed. Halifax, Nationwide, Santander, Barclays, NatWest and HSBC accept BS5837 reports for this purpose.
Tree roots extract moisture from the soil beneath a building's foundations, causing the ground to shrink and the structure to crack. Insurers require a report identifying the species, assessing root spread and recommending management action before covering or renewing a policy.
Abergavenny properties use three survey types: Tree Condition Reports for general health assessment, Mortgage Tree Reports for lender compliance, and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structural stability and safety of a specific tree or group of trees. Homeowners, landlords and property managers request this report to manage risk or plan tree work.
A Mortgage Tree Report is required when a lender's valuer identifies trees close enough to a property to affect its structure. The report satisfies major UK lender requirements for mortgage approval.
A BS5837 survey categorises every tree on site into one of four grades, sets root protection areas and produces a tree constraints plan. Monmouthshire Council requires this survey for planning applications affecting trees.
A tree survey includes a site visit by a qualified arborist. The arborist inspects every tree within the survey area and identifies each species. The report assesses condition and structural stability, with recommendations and photographs included. Delivery takes 5 working days.
A tree survey in Abergavenny takes 7 to 10 working days from booking to report delivery. The site visit itself takes 1 to 3 hours, depending on tree count. A 48-hour urgent option covers mortgage deadlines.
The cost of a tree survey in Abergavenny depends on the survey type, the number of trees and the size of the site. The quote is fixed before the site visit takes place.
The fixed price covers the site visit, the full written report and follow-up questions afterwards, at no extra cost.
Consultants qualified in arboriculture carry out every tree survey, holding public liability and professional indemnity insurance. Reports are written to BS5837:2012 and accepted by Monmouthshire Council, mortgage lenders and insurers.
